Some agents have been led to believe that virtual staging of any kind is deceptive, but that’s not how most MLS’s look at it. And NAR has many articles available on their own website regarding the effective and successful use of virtual staging. What we’re providing is essentially the same as virtual staging for interior photos, except these are for the outside of the home. For over a decade, many real estate photographers nationwide have routinely replaced dreary skies in their exterior photos or offered interior virtual staging services to show what an empty room might look like with furniture. We simply take virtual staging to the exterior of the home in a limited fashion. But let’s be clear on the most important detail; We will NEVER alter the permanent structure of the home (which is what NAR and local MLS’s are concerned about!) In other words, we’re never going to make a 2-car garage look like three, or Photoshop a pool into the backyard when there isn’t one. The only items we’ll ever change are things that can easily change on their own depending on weather, or season, or simply getting rid of clutter (i.e. trash bins) that perhaps should have been stashed away prior to the photo-shoot.
We’ll also place a label on the photo that says “Enhanced Photo” if requested and recommend that virtual staging be mentioned it in the public remarks. So if it’s time to make your listing look its absolute very best…let us give you a hand!

How’s 15 minutes sound?
For most enhancements (except the more involved “The Works”) we’ll often have the photo back to you within 15 minutes! Of course, that depends on how busy we are with flyers, brochures, postcards, etc. But typically, we’ll have the corrected photo back in your hands ASAP. If we’re doing “The Works”, we’ll try to have it over to you by the end of the day…or always within 24 hours!
What if We Need More than One Photo Enhanced?
No Problem!
We know that are many times that an agent will use more than one photo of the front (different angles)…and may need additional photos enhanced so they all look similar. There are also backyards to consider, so give us a call and let’s talk about it! The pricing shown is for per photo on each listing (even the free corrections). But we’ll see if we can reduce your overall cost and have ALL of the photos look great!
Who Owns the Rights to the Photos?
Do YOU own the photos…or does the PHOTOGRAPHER?
A somewhat hotly contested issue in today’s real estate market is who owns the right to the photos you paid to have taken of the property?? You…or the photographer? N.A.R. has addressed this on several occasions. Standard copyright law says that whoever takes the photo…owns all rights to the photo. UNLESS…they assign the rights to the agent/brokerage (which we highly recommend!). To facilitate that, there’s a form that some agents have the photographer sign which handles the assignment of those rights (see below). That form transfers all rights to the photos FROM the photographer TO the agent/brokerage. However, almost ALL photographers use a form of their own which is simply a licensing agreement, whereby the photographer still owns the rights to the photos, but is allowing the agent to use them under specific circumstances. Can You Do High Resolution Photos Too?
Yes, of course, but only if we’re doing a flyer or brochure layout on the property. Otherwise, we’ll only do MLS-ready photos. : )

Absolutely!! Instagram, Facebook, YouTube, WHEREVER!! Our goal is to help your listing sell as quickly as possible! That’s kind of our company’s mantra!
Invoice & Payment
As you may have noticed, we aren’t using a traditional shopping cart on our website. Instead, we’ll email an invoice which you can pay from directly. We never collect your credit card information, nor do we store it anywhere on our system. Instead, we use Authorize.net (one of the nation’s largest and most secure credit card processors) to handle each of our credit card transactions. Optionally, you can elect to pay by using Zelle. Either way, doing business with us is a safe and incredibly secure transaction!
